After speaking on the phone and determining a good fit for both parties, we will be able to email you a link to the online application through Apartments.com. The application is $29 per adult applicant and covers a background and credit check. Payment is handled through Apartments.com and does not go to the landlord. All applicants over 18 years old must complete the application fully. All minors and pets should be listed on the application as well.
During the online application there will be a soft pull on your credit from TransUnion. We require a minimum score of 650.
During the online application there is a background check. We look equally at all aspects of each applicant's application. We have a strict no evictions policy. If an eviction is found on your report you will be denied.
We require a copy of the pets rabies records from the vet and a picture of the pet. Please note that NC requires all dogs and cats to be up to date on their rabies vaccines. In some cases we may require a note from the vet stating the pet has no behavioral issues.
We require the last two years of employment and rental history. We will call references and check rental ledgers.
We require to see the standard income requirement of at least 3x the rent amount for 12 month leases. We will also verify your income with either pay stubs, W2 or tax returns.
In some situations, a guarantor may be approved. A guarantor must meet all of our rental requirements to be considered.
